According to the Naples Area Board of Realtors (NABOR), as of the end of November 2021, compared to November 2020, the median sales price in Naples had climbed 31% while inventory dropped 76%.
Adam Vellano, a Naples Sales Manager at Compass Florida states in the November 2021 NABOR report, “Year over year business growth like we saw last year is just not feasible in today’s market. But our issue is exactly what all other industries are facing right now: Supply. We are simply becoming the store that is selling out of inventory.”
Will The Real Estate Market Crash?
“Adam’s observation is right on target. Inventory is getting very tight, which means it’s a seller’s market. If you are 65 years or older, there has never been a better time to sell your home,” observes Tom Mann, Moorings Park Communities Vice President and senior living expert, “I’m seeing the “data” in real-time. In 2021, Moorings Park Communities experienced record sales. And each of the people moving in, sold their previous home in record time, at record prices.” Mann continues, “Most of the boomers and seniors we deal with viewed it as an opportunity to take money off the table before this real estate market crashes.”
Luxury Is Keeping Naples’ Boomers Close
“Of course, when you sell your home, you must move somewhere, and fortunately for us, that choice has overwhelmingly been a Moorings Park Community. With prices ranging from just $421,000 to over $5 million, Moorings Park’s three communities were designed for people with refined tastes – for those who desire a lifestyle surrounded by beautiful scenery, delectable meals, life-enriching activities and amenities, and the nation’s premier and award-winning health and wellness programs,” notes Mann.
“Part of the reason we were drawn to Moorings Park Grande Lake was the Clubhouse. It really feels like you are at a resort. The three restaurants, the swimming pool, the fitness center, the salon and spa, the theatre… just everything. It’s spectacular!” says Marvin Easton who recently sold his house in Port Royal.
All three Moorings Park communities offer not only the finest and widest range of residential opportunities throughout the Naples area but also some of the most incredible views available anywhere in Southwest Florida.
Location Remains Important
Location, location, location. When it comes to real estate, location is the most important variable. All three Moorings Park Communities are within just minutes of 5th Avenue South’s wonderful restaurants and shops, along with Naples glorious beaches. And while location remains king in the real estate world, luxury accommodations and views take a close second.
Take for example Moorings Park, located just off Goodlette-Frank Boulevard. In a rare opportunity, a limited number of residences are currently available. Located within steps of the notorious clubhouse, these residences offer some of the most panoramic views in the entire community.
Homes range in size from 882 to 2,700 square feet. They are perfect for those seeking a maintenance-free lifestyle while living in a residence that looks out onto the lushly landscaped grounds, parks, and shimmering lakes. Entrance fees at Moorings Park range from just $421,000 up to over $4 million with a 50% refundable option available. “I fully expect all 12 of these residences to be reserved by May,” confides Mann. “So, if you are interested in attainable luxury, now’s your chance!”
The residences at Moorings Park Grande Lake, located just off Golden Gate, offer gorgeous views of a 28-acre lake, framed by the manicured fairways and greens of the Naples Grande golf course just beyond.
Moorings Park Grande Lake features two-bedroom plus den or three-bedroom plans with 2,230 to 2,735 square feet under air, each with the area’s largest lanais that create stunning indoor/outdoor living, perfect for entertaining.
Two fabulously designed penthouses measuring more than 6,000 square feet were recently released as well, with one already having been sold. Entrance fees at Moorings Park Grande Lake start at $1.6 million to over $5 million and are 70 percent refundable, a portion of which is tax-deductible.
Moorings Park at Grey Oaks, located just off Airport-Pulling, offers the best of both worlds. In addition to all of the amazing amenities and services found in the community’s luxurious Clubhouse, residents of Moorings Park at Grey Oaks also receive a Sports Membership to Grey Oaks Country Club, which includes access to three championship golf courses, eight tennis courts, Bocce, Pickleball, casual and fine dining restaurants, resort-style swimming pool and spa, wellness center and so much more.
“There are so many great amenities available to residents of Moorings Park at Grey Oaks that they may have difficulty choosing where to begin their day – or how to end it,” Mann comments. “But that’s just one more reason why our Moorings Park at Grey Oaks members have twice the fun.”
Moorings Park at Grey Oaks consists of stunning residences overlooking three themed gardens, as well as penthouse-style residences in the Clubhouse. Square footage of these spacious homes ranges from 2,067 to more than 7,000 square feet. Entrance fees start at $1 million with a 50% refundable option available.
Internationally Known for the Best in Wellness
In addition to its social and recreational onsite amenities, for over 41 years Moorings Park Communities has also been driving innovations in retirement living, including the latest in medical advances, wellness trends for Baby Boomers and what retirees could be doing to live their best life.
This month, the International Council on Active Aging recognized Moorings Park Communities as the very best for wellness-based communities in North America and South America.
